The Village at Totem Lake is situated along I-405, west of Totem Lake, and demonstrates innovative solutions in commercial redevelopment. Comprising commercial retail space, accompanied by essential infrastructure and parking facilities, the project was not without its environmental encounters, notably a wetland and a stream identified during initial site assessments.

Addressing these challenges, our approach focused on seamlessly integrating ecological considerations into the site design. Despite minor encroachment into wetland buffers, our environmental team implemented compensatory mitigation measures. Collaborating closely with the project team, PACE played a pivotal role in the design and execution of buffer enhancement and restoration efforts.

Our scope of work encompassed wetland and stream delineation, mitigation design, and post-construction mitigation monitoring. By thoughtfully incorporating wetland, stream, and buffer enhancement areas into the broader site plan, we mitigated impacts and actively contributed to enhancing the site’s natural beauty. Native plantings, specifically chosen for their adherence to the Pacific Northwest character, offset environmental impacts with the natural surroundings.
