PACE provided civil engineering and landscape architectural services to develop a 0.5-acre project site for the HomeStreet Bank branch on South Union Avenue NE in Tacoma. The scope included a demolition plan, finish grade and storm drainage, domestic water and fire service, sanitary sewer, stormwater management, landscape plan, irrigation plan, and landscape calculations. A key feature was integrating a large rain garden stormwater facility into the parking lot landscape for water quality. The project also involved coordination meetings and construction administration services, including site visits and as-built drawings.

The landscape design for this bank branch balanced compliance with the City of Tacoma code requirements and the need for an appealing frontage landscape treatment for the retail business. Crucial design features included parking lot screening, street trees along the project frontage, and blank wall treatments. A highlight of the project is the eye-catching rain garden, positioned prominently near the drive-through for maximum visibility. In unplantable areas, a creative combination of rocks and cobbles added texture and visual interest, effectively addressing site constraints.
