PACE provided comprehensive surveying and civil engineering services to develop four apartment buildings and a stand-alone multi-level parking garage on 19 single-family parcels strategically located near the future 145th Street Light Rail Station, enhancing accessibility and connectivity.

The PACE team was responsible for the civil engineering land surveying, land use planning, landscape architecture, and construction administration services for the apartment project.  Surveying support included ALTA, topographic, boundary surveys, lot merger, and lot line adjustments, facilitating accurate site planning and design. Civil engineering support included site plan review recommendations, entitlement, and construction documents for this project, which included existing conditions, Temporary Erosion and Sediment Control, site plan and horizontal control, grading and drainage, utilities, tree retention, water and sewer design, and frontage improvements.  The team had to design around a 50-foot relief across the site.

Stormwater management for the project consisted of collecting and routing all site stormwater to a detention vault located under one of the apartment buildings. Following detention, we routed the stormwater through a flow control structure to a stormwater lift station and through a force main before discharge to the city conveyance system. The final configuration of the lift station design used a duplex pump system.

The offsite roadway improvements included pavement widening, new curb, gutter, planter strip, sidewalk, and storm drainage facilities along N 147th Street, Corliss Avenue N, 1st Avenue NE, and N 148th Street.
