The PACE team provided feasibility for a 3.4-acre transit-oriented development site near the Sound Transit Central Link Line. The analysis included developing a site layout, building layout, grading, and civil infrastructure design from an architectural hand-sketch. PACE staff interpreted zoning, land use, and utility codes to determine developable area, setback requirements, parking requirements, types and dimensions, access requirements, and utility requirements. We coordinated with the Seattle Housing Authority and Sound Transit. The development potential and estimated quantities aided the developer in creating a site pro forma and a go, no-go decision.
