Panorama Apartments, a 13.6-acre multi-family residential with 191 apartment units, faced unique site and mitigation design challenges. PACE addressed these challenges with a focus on compliance, sustainability, and resident well-being. Our approach included comprehensive site landscaping, outdoor amenities design, and recreation space design for a resident-oriented blend of play areas, community gardens, picnic and BBQ spots, plazas, and a dog run.

Our environmental and landscape team implemented innovative mitigation measures to address impacts to existing onsite wetland buffers, including buffer averaging, replacement, and enhancement to ensure environmental conservation and project progress. The site design integrates undeveloped natural areas and enhanced buffer zones, creating a cohesive and visually appealing environment.

Construction was completed in October 2020, and we completed the mitigation monitoring services in the fall of 2023 to ensure the environmental health is sustained.
