PACE provided civil engineering, land use planning, and surveying for this unique mixed-use transit-oriented development (TOD) located along the I-5 corridor in Mountlake Terrace, WA. PACE worked closely with the owner, architect, and city to develop a Master Site Plan that links a proposed housing and retail development to a new transit station, while creating pedestrian-friendly streets and trails to the adjacent neighborhoods. The site plan integrates open spaces with the natural environment and the built community. PACE prepared construction plans that included a new city road, water and sewer mainline extensions, storm drainage including detention and water quality improvements utilizing LID techniques, and site grading. The built-out property contains up to 650 residential apartment units and 100,000 SF of consumer-oriented retail space. Parking is provided primarily within the structures. PACE also provided topographic and boundary survey services and prepared a Binding Site Plan for the proposed development.
